from Bethesda, points north: 

Capital Beltway east (or MD 410 East-West Highway), turn south on MD Rt. 1 (becomes Rhode Island Ave), continue south through Hyattsville and Brentwood to Mt. Rainier (just before the DC line).  At the traffic circle, turn left on 34th  Street (3/4 around circle), then make first left on Otis, go 3 blocks and look for the white warehouses on the right.

from DC: 

travel north on Rt. 1 (Rhode Island Ave), through DC, cross the MD line, and look for the traffic circle in the heart of Mt. Rainier.  Make the first (immediate!) right off of the circle onto 34th street, then make first left on Otis, go 3 blocks and look for the white warehouses on the right.

from Baltimore:

1. BW parkway south to DC
2. pass exits for  495, then split off to right on 50W to DC, very soon after,
3.  Take the SOUTH DAKOTA AVENUE/FORT LINCOLN DRIVE exit.  4.48 Miles
4. Keep LEFT at the fork in the ramp. (don’t take Ft. Lincoln Drive) 0.05 Miles
5. Merge onto S DAKOTA AVE NE. 0.62 Miles
6. Turn RIGHT onto BLADENSBURG RD NE. 0.55 Miles
7. Turn LEFT onto EASTERN AVE NE. (just past Popeye’s) 0.29 Miles
8. Turn RIGHT onto 34TH ST. (2nd right) 0.06 Miles
9. Turn RIGHT onto OTIS ST. (2nd right)
